While megacities worldwide grapple with heat, smog, and a scarcity of green spaces, Greece is responding with a project already hailed as one of the world's most ambitious urban renewal initiatives. On the site of a derelict airfield near Athens, The Ellinikon Park is rapidly taking shape, set to become Europe's largest coastal urban park.
A Second Life for Runways
The Ellinikon Airport served for decades as the Greek capital's primary aerial gateway before being replaced by a new airport in 2001. The site remained dormant for a long time until Lamda Development acquired the rights to its redevelopment in 2014. Demolition work commenced in 2020, and today, it hosts one of Europe's largest construction projects.
The scale is impressive: the entire project spans over 6 million square meters—an area three times larger than Monaco. Investments are estimated at approximately €8 billion, and in addition to the park, the complex will feature Greece's first skyscraper, a premium mall, and a sports cluster. However, the green zone remains the project's core.
The Park That Will Double Athens' Green Spaces
The Ellinikon Park itself will stretch across 2 million square meters along the Saronic Gulf coast. Experts estimate that its creation will nearly double the amount of green infrastructure in Athens, a city that has historically suffered from a deficit of such spaces.
The greening figures represent a remarkable achievement:
- over 30,000 trees and approximately 3 million shrubs and other green plantings;
- greenery will cover more than 70% of the park's total area;
- the ecosystem is designed to support over 520 species of flora and fauna, with more than 70% of plantings being native or well-adapted species.
Cooling Engineering: Up to −4°C Without Air Conditioning
Athens is one of Europe's hottest capitals, which is why the microclimate was designed using thermal mapping and Computational Fluid Dynamics (CFD) from the early stages. The result is a network of "cool routes" where temperatures will be up to 4°C lower than in adjacent asphalted areas. Rest areas are designed so that over 60% of their surface is shaded while maintaining natural ventilation, and plants further cool the air through transpiration.
The water infrastructure is another point of pride for the project:
- a tertiary wastewater treatment plant with a capacity of 7,000 m³ per day;
- a storage reservoir capable of holding 10,000 m³;
- "smart" irrigation based on weather sensors and soil moisture, saving up to 90% of water;
- 100% of stormwater runoff is processed on-site, and the Trachones stream bed is being restored to provide natural flood protection.
Not Waste, But a Resource
A core philosophy of the project is circularity. Concrete slabs and structures from the former airport are not being transported to landfills but are instead being transformed into walls, benches, and small architectural elements; crushed concrete is used in gabions and as backfill, significantly reducing the construction's ecological footprint.
Roadmap: From Sports to Grand Opening
The project is unfolding in phases. By mid-2026, modern sports facilities—ranging from tennis and football courts to outdoor training areas—have already become accessible to visitors. The central park is scheduled to open to the public in early 2027, with the complete rollout of all associated infrastructure extending until 2030.
Why This Matters
The Ellinikon is more than just "many trees by the sea." It serves as a laboratory for the city of the future, incorporating climate modeling, a closed water cycle, material reuse, and the reintegration of nature into an industrial zone. For Athens, the park will offer relief from the heat and become a new emblem of the Athenian Riviera; for the rest of the world, it provides a clear lesson in how obsolete 20th-century infrastructure can be transformed into a restorative 21st-century landscape.
